Thermal Imaging Inspection in Crystal Lake and the Northwest Suburbs

An infrared camera reads temperature, not X-rays, and in McHenry County housing that means finding hidden moisture, missing insulation, and overheating electrical connections. Included free with every inspection.

Quick Answer: Thermal imaging uses an infrared camera to read surface temperature, which reveals hidden moisture, missing insulation, air leaks and overheating electrical connections behind finished surfaces. In Crystal Lake and the surrounding Northwest suburbs, where finished basements are the norm and a lot of the housing dates to the aluminum-wiring and Federal Pacific panel era, it routinely catches things a visual-only inspection walks past. It is included with every inspection I do at no extra charge.

A flashlight shows you the surface. An infrared camera shows you what the surface is hiding. That is the whole reason I carry one into every house.

What the Camera Is Actually Doing

It is not X-ray vision, and anyone selling it that way is overselling it. The camera reads temperature. Every surface radiates infrared energy according to how warm or cool it is, and the camera turns that into a picture.

Wet drywall reads cooler than dry drywall because evaporation pulls heat out of it. A gap where insulation has settled reads differently than the framing beside it. A loose electrical connection carrying load runs hot. So I cannot see the pipe inside the wall, but I can see the cool damp shadow a leaking pipe leaves on the surface, and that is enough to tell me where to open my moisture meter.

Why It Earns Its Keep on Local Housing

Crystal Lake is a useful example because nearly every era of American residential construction exists inside the city limits, and the camera helps on all of them for different reasons.

The pre-war stock near downtown and around the lake. Balloon framing leaves uninterrupted wall cavities running from the basement all the way to the attic. Insulation in those cavities has often settled to the bottom over eighty years, and from inside the room you would never know. On a cold day it shows up immediately.

The postwar through 1970s housing, which is a very large share of the town. This is the era of aluminum branch circuit wiring and of panels that have since been recalled or declared obsolete. Aluminum expands and contracts more than copper, connections work loose, and a loose connection under load gets hot before it gets dangerous. Scanning the panel and the outlets is the fastest way to catch one.

Finished basements, which are everywhere here. Somebody paneled over the foundation wall in 1994 and nobody has seen behind it since. Tearing into finished space is not on the table during an inspection, so the camera is the only practical way to check whether water is coming through that wall.

Woodstock's historic housing deserves its own mention. A 130-year-old house near the Square has typically been renovated in four or five different eras at four or five different standards. Thermal imaging is how you get any read at all on what happened behind those finishes.

Our climate helps, too. The camera works on contrast, and the temperature difference between inside and outside during a McHenry County winter is about as much contrast as you could ask for. Insulation gaps and air leaks are never clearer than in January.

What a Scan Catches

  • Hidden moisture from roof leaks, supply and drain leaks, or foundation seepage
  • Missing, settled or wet insulation in walls, ceilings and attics
  • Air leaks at windows, doors, rim joists and attic hatches
  • Overheating breakers, connections and outlets at the panel and throughout the house
  • Radiant floor heat performance and dead loops
  • Ice dam damage patterns in attics after a hard winter

The electrical findings are the ones I care about most. A connection quietly cooking behind a cover plate is a fire that has not started yet, and there is no version of a visual inspection that finds it.

It Is a Tool, Not the Inspection

Thermal imaging points me somewhere. It does not conclude anything on its own. When the camera flags a cool patch I confirm it with a moisture meter, with my own eyes, and with what I know about how that style of house was built. Used that way it makes the inspection meaningfully better. Used as a marketing gimmick it is a folder of colorful pictures nobody can act on.

Frequently Asked Questions

Do you charge extra for thermal imaging? No. A thermal imaging scan is part of every inspection I perform, and home inspections start at $550. I think it should be standard equipment, so I treat it that way.

Can the camera see inside walls? It reads the surface, and the surface usually gives away what is behind it. That is inference rather than X-ray, and it is more than enough to find the moisture and the insulation gaps that matter.

Is a winter inspection better for imaging? For insulation and air leakage, yes, noticeably. The bigger the indoor-to-outdoor temperature gap, the sharper the image. Moisture and electrical findings show up year-round.

The scan found moisture. What happens next? We trace it. Roof, plumbing, grading, foundation, or condensation, each leaves a different signature. Finding it while you are still deciding whether to buy is the entire point, because moisture is what feeds the mold problems that show up two years later.
