Almost every deal that falls apart or gets repriced does so after the buyer’s inspection. The seller is caught unprepared, the buyer has leverage and a deadline, and repairs get negotiated at a discount that rarely resembles what the work actually costs.

A pre-listing inspection moves that discovery to a point where you still have options. You can fix things at your own pace with your own contractors, price the home accordingly, or simply disclose and let the market account for it. What you avoid is being surprised while under contract.

Pre-Listing in the Northwest Suburbs

This matters most where the housing is old enough to hold surprises. Around the Woodstock Square, in Elgin’s historic districts and in the older cores of Crystal Lake and Algonquin, a buyer’s inspector will find knob-and-tube, galvanised supply lines and century-old clay laterals, and those findings arrive with negotiating leverage attached.

It also matters where whole streets age together. Across Lake in the Hills, Algonquin and Huntley, subdivisions built in a narrow window mean a buyer is likely to be told that the roof, furnace and water heater are all near end of life at once. Knowing that before you list lets you price it deliberately.

Pre-Listing Questions

Do I have to disclose what the inspection finds?

Illinois requires sellers to disclose known material defects, so yes, knowing creates a disclosure obligation. In practice that is the point: disclosed, priced-in issues cause far fewer failed deals than the same issues discovered by a buyer under contract.

Will it cost me money in negotiation?

Generally the opposite. The expensive scenario is a buyer discovering a problem mid-transaction, when they have leverage and you have a deadline. Finding it first lets you fix it at market rates or price it deliberately.

How much does it cost?

$550, the same as a standard home inspection, including thermal imaging. We would suggest adding a sewer scope for $325 on any home over about twenty years old.

How long before listing should I do it?

Far enough ahead to act on it, which usually means four to six weeks. That leaves time to get quotes and complete any work you decide to do without delaying the listing.
