Service size, panel and breakers, visible wiring, receptacles, GFCI and AFCI protection, and known-problem panel brands.
Plumbing
Supply and drain materials, water heater age and condition, functional flow and drainage, visible leaks and shut-offs.
HVAC
Heating and cooling equipment, age and remaining service life, distribution, filters, venting and combustion safety.
Attic, basement and crawlspace
Insulation, ventilation, moisture, and structural conditions. We carry crawlspace robots for areas that cannot be safely entered.
Thermal imaging
Included on every inspection at no additional cost. Finds moisture, missing insulation and overheating electrical connections behind finished surfaces.
The report
Delivered same day to within 24 hours, with high-resolution photos, video, clear explanations and practical recommendations.

Home Inspection Questions
How much does a home inspection cost in the Northwest suburbs?
A standard home inspection starts at $550 and includes thermal imaging. Condo and interior-only inspections start at $500. Add-ons such as radon testing ($275) and a sewer scope ($325) are priced separately, and we perform all of them in-house.
How long does a home inspection take?
Most take two to four hours depending on size, age and condition. Large or complex properties, particularly estate homes around Barrington, take considerably longer. We do not overbook, so we are never rushing to the next job.
Should I attend the inspection?
We encourage it. Walking the home with you and explaining findings in person is one of the most useful parts of the process, and it is far easier to understand a defect standing in front of it than reading about it later.
When do I get the report?
Same day to within 24 hours. It includes high-resolution photos, video where useful, plain-language explanations, and recommendations for what to do next.
What is not covered by a home inspection?
A standard inspection is visual and covers readily accessible areas. Concealed conditions, and specialised items such as radon levels, sewer line interiors, mould and water quality, require the dedicated tests we offer as add-ons.
