WDI / Termite Inspection in the Northwest Suburbs
Performed in-house by our own Illinois-licensed inspectors, from our base in Cary, IL. VA-approved, NPMA-33 form.
The Short Answer
A wood destroying insect (WDI) inspection from At Ease Inspections costs $200 and is documented on the NPMA-33 form required for VA loans. It covers evidence of termites, carpenter ants, powderpost beetles and carpenter bees, along with the conditions that attract them.
Why WDI / Termite Matters
A WDI inspection looks for evidence of insects that eat or nest in structural wood, and for the conditions that invite them in. For VA loans it is not optional, and the lender requires it on the standard NPMA-33 form.
Even where no lender requires it, it is worth considering on any home with wood in contact with soil, a history of moisture, or mature trees close to the structure.
What Our WDI / Termite Covers
Subterranean termites
Mud tubes, damaged wood, swarmer evidence and active infestation.
Carpenter ants
Galleries, frass and activity, most often associated with wood that has stayed damp.
Powderpost beetles and carpenter bees
Exit holes, frass and structural damage.
Conducive conditions
Wood-to-soil contact, moisture, poor drainage, debris and vegetation against the structure, the factors that make an infestation likely.
NPMA-33 documentation
The form VA lenders require, completed properly the first time.
WDI / Termite in the Northwest Suburbs
Northern Illinois is subterranean termite territory. We are not in the heavy-pressure southern band, but they are established here and carpenter ants are extremely common throughout McHenry, Kane, Lake and Cook counties.
Moisture is the connecting factor, which ties this closely to the other things we look at. Damp crawlspaces around the Fox River and Chain O’Lakes near McHenry, chronically wet grading on the Algonquin bluffs, and the mature landscaping across older Crystal Lake and Woodstock neighbourhoods all create exactly the conditions these insects want.
If you are using a VA loan anywhere in the Northwest suburbs, we can perform the WDI inspection alongside the home inspection and, where applicable, the VA and FHA water quality test, in a single visit.

WDI / Termite Questions
How much does a termite inspection cost?
$200, documented on the NPMA-33 form that VA lenders require. It is normally added to a home inspection and performed in the same visit.
Do VA loans require a WDI inspection?
VA loans generally require a wood destroying insect report on the NPMA-33 form. Confirm the specific requirement with your lender, since details vary by loan and property.
Are termites really a concern in northern Illinois?
Subterranean termites are established here, though pressure is lower than in the south. Carpenter ants are very common throughout the Northwest suburbs, and they cause real structural damage where wood has stayed damp.
Can you do this at the same time as the home inspection?
Yes. We perform every service in-house, so the home inspection, WDI, radon test, sewer scope and water quality testing can all happen in one visit rather than across four appointments with four companies.
