Thermal Imaging Inspection in the Northwest Suburbs

Performed in-house by our own Illinois-licensed inspectors, from our base in Cary, IL. Included free with every inspection.

The Short Answer

At Ease Inspections includes thermal imaging on every inspection at no additional charge. Many companies charge extra for it or do not offer it at all. It detects temperature differences behind finished surfaces, revealing hidden moisture, missing insulation and overheating electrical connections that a visual inspection cannot find.

Overview

Why Thermal Imaging Matters

A thermal camera does not see through walls. What it sees is surface temperature, and temperature differences are what water, missing insulation and failing electrical connections all produce.

That makes it one of the few practical tools for evaluating what is behind drywall without cutting into it. We include it on every inspection rather than selling it as an upgrade, because a home inspection without it is looking at less of the house.

What's Included

What Our Thermal Imaging Covers

Hidden moisture

Active leaks and damp behind finished walls, ceilings and floors, well before a stain appears.

Missing or settled insulation

Gaps and voids in walls and attics that show up as cold or hot patches, and that quietly cost money every month.

Overheating electrical connections

Loose or overloaded connections at panels and circuits run hot before they fail. This is a genuine fire-safety finding.

Air leakage

Draft paths around windows, doors and penetrations.

Radiant heat and duct issues

Confirming performance and locating problems in in-floor heating and duct runs.

Local Context

Thermal Imaging in the Northwest Suburbs

Finished basements are where this pays off most around here. Across Lake in the Hills, Algonquin, Huntley and Cary, lower levels are living space, and a finished basement hides water intrusion behind drywall until the damage is done.

It is equally valuable on the other end of the housing stock. In Woodstock and Elgin, where homes have been renovated repeatedly over a century at wildly varying standards, thermal imaging is often the only way to get a read on what an earlier owner covered up.

And on new construction in Huntley and Algonquin, it reliably finds insulation gaps and air sealing failures behind fresh drywall, while the builder is still responsible for fixing them.

FAQ

Thermal Imaging Questions

Do you charge extra for thermal imaging?

No. It is included on every inspection at no additional cost. A number of companies in this market charge separately for it.

Can a thermal camera see through walls?

No, and anyone claiming otherwise is overselling it. It reads surface temperature. Moisture, missing insulation and overheating connections all change surface temperature, which is what makes it useful.

Is it a substitute for a moisture meter?

They work together. Thermal imaging locates a suspicious area quickly across a whole wall; a moisture meter confirms whether what we are seeing is actually water. We carry both.

Does it work in any weather?

It works best when there is a temperature difference between inside and outside, so results are strongest in heating and cooling season. We use it year-round and note where conditions limited what it could show.
